Realty space to get boost with rise in foreign direct investment: Report - Economic Times You are here: Home>Collections>FdiRealty space to get boost with rise in foreign direct investment: ReportPTI Jun 28, 2014, 11.46AM ISTTags:realty|net worth|Lok Sabha elections|Jones Lang LaSalle|Insurability|Foreign Direct Investment|FIIS|FII|DIPP|CII(According to DIPP data,…)

MUMBAI: The formation of new government at the Centre has boosted investors' sentiment, especially in the real estate sector that has been going through a tough phase with drop in sales and debt pile-up, according to a report.

Post-Lok Sabha elections, which threw up a clear mandate, foreign direct investment in the country's real estate sector is expected to get a lift, resulting in amplification of fund flows and strengthening of the battered rupee, the joint report by global real estate services firm Jones Lang LaSalle (JLL) and top industry body CII said.

body{margin:0px;}google_ad_client=\"ca-pub-8415620659137418\";google_ad_slot=\"3278470286\";google_ad_width=\"640\";google_ad_height=\"160\";google_ad_channel=\"9126527482,1000001865,1000000195\";google_adtest=\"off\";google_safe=\"high\";google_hints=\"real estate sector foreign direct investment jones lang lasalle\";google_max_num_ads=\"4\";google_override_format=true;google_page_url=\"http://articles.economictimes.indiatimes.com/2014-06-28/news/50929603_1_real-estate-sector-inflows-foreign-direct-investment\";");document.close();})();' frameborder="0" scrolling="no" width="640" height="160">

It said "with a clear majority triumph, the incumbent government will enjoy unwavering stability that will in turn improve investor sentiment for the real estate market."

According to Department of Industrial Policy and Promotion ( DIPP) data, FDI into construction sector - townships, housing and built-up infrastructure - declined to about $ 1.3 billion between April 2013 and February 2014.

It stood at $ 3.1 billion during April 2012-March 2013.

"This is primarily because investment sentiment in India dropped significantly given the pre-election political uncertainty and unveiling of scams," JLL said.

The report said that investment inflows reduced in the last couple of years as the sector is battling declining sales and high inventory along with cash crunch and mounting debt.

"Now global investors are optimistic about the Indian economy, which is expected to witness increase in foreign investment inflows via FDI and FII in FY15 from $ 29 billion during FY14," the report said.

It noted that improving transparency in the country will also act positively for foreign corporates and investors.

"The government and regulatory authorities are working to improve the investment climate through market transparency, albeit at a slow pace. The relaxation of FDI laws, an improvement in the availability of data and strengthening of regulations in the real estate sector will improve FDI in the sector in the near future," the report added.

BERLIN, July 8 (Reuters) - Linio, an e-commerce company bidding to be the Amazon of Latin America set up by German venture capital firm Rocket Internet, has attracted 58 million euros ($79 million) in new funding, helping it expand to new markets like Chile.

Linio said in a statement on Tuesday the new funding round was led by private equity fund manager Northgate Capital and Access Industries, owned by Len Blavatnik, a billionaire and Ukrainian-born American industrialist, who has invested in several Rocket Internet firms.

Founded in 2012, Linio now sells products from shoes to smartphones in Mexico, Colombia, Venezuela and Peru. It has not published sales figures but says it gets over 15 million website hits a month and has over 2 million Facebook fans.

Linio Chief Executive Andreas Mjelde said the new investment would help the firm expand into more countries, starting with Chile, and also pay for more marketing and improving its technical platform in its existing markets.

"With this new investment Linio will continue to position itself as the best choice for Latin American consumers, offering more than 300,000 products of high quality international brands at competitive prices in each of our countries," Mjelde said.

Other investors in Linio include Rocket Internet-backers like Kinnevik of Sweden, JP Morgan Asset Management, Summit Partners and German retailer Tengelmann.

Berlin-based Rocket Internet is bidding to create the largest internet empire outside the United States and China, seeking to replicate the success of Amazon and Alibaba in markets such as Africa, Latin America and Russia.

UK regional investment plans revealed

The government is to set out plans for £5bn of investment in building homes, improving transport links and opening up new training opportunities in projects across England.

Ministers said the spending – to be allocated to local authorities and businesses through a series of local "growth deals" – would create thousands of jobs in the regions and help re-balance England's over-centralised economy.

The investment – from the £2bn-a-year local growth fund -– will not kick in until after the general election and will cover the five years from 2015-16. It comes on top of the £1.1bn already allocated to projects in the first year of the next parliament.

Officials said that it was expected to lead to work on over 150 roads, 150 housing developments and 20 railway stations, as well as providing skills training and small business support services throughout the regions.

Former deputy prime minister Lord Heseltine – whose review last year led to the creation of the local growth fund – hailed the announcement as "a giant step in the rebalancing of our economy".

David Cameron – who is leading a series of regional visits by ministers – said the investment would help kick-start the economy in cities, towns and counties in every part of England.

"For too long our economy has been too London-focused and too centralised. Growth deals will help change all that," the prime minister said.

"They are about firing up our great cities, towns and counties so they can become powerhouses. By trusting local people, backing business and investing in infrastructure, skills and housing, we can create thousands of new jobs."

Nick Clegg, the deputy prime minister, who chairs the local growth cabinet committee, said: "We are ending a culture of Whitehall knows best. Decisions over spending on infrastructure, business support and housing are being made at a truly local level.

"It will help end our over-reliance on the banks and the City of London, and generate growth, jobs, and ambition in towns and cities all across England."

Projects covered by the growth deals include a number of large-scale schemes, such as £18m to revamp the Metrolink transport system in Manchester and funding for Birmingham to help the city make the most of HS2 high-speed rail link.

However there are also many smaller schemes, including a £1m project to create the Silverstone Metrology Centre in Northamptonshire – a high-precision measurement facility for hi-tech businesses – and a a glass academy in Sheffield to train people to work in the city's glassworks.
